Do I need to clean up the property before you see it?+
No. We purchase properties in their current condition. There is no need to clean, repair, stage or prepare the property before we visit.
Can I leave unwanted items behind?+
In many cases, yes. Every property is different, but homeowners are often surprised to learn they don't necessarily need to empty the property before selling. During our visit, we'll discuss your situation and determine what makes sense.
Do I need to make repairs before selling?+
No. We purchase properties as-is.
How quickly can you make an offer?+
In most cases, we can provide an offer within 24 hours of viewing the property.
Am I obligated to accept your offer?+
No. There is absolutely no obligation. If our offer isn't the right fit, you're free to pursue any other option.
Do you charge any fees?+
No. There are no commissions, listing fees or consultation fees.
Will my property be publicly listed?+
No. There are no public listings, open houses or public showings as part of our process.
How do you determine your offer?+
We evaluate the property's condition, location, market value and the work required to improve it before making an offer.
Can I choose my closing date?+
Usually, yes. We try to accommodate the timeline that works best for you whenever possible.
What types of properties do you buy?+
We typically purchase properties that require repairs, have deferred maintenance, are difficult to manage, are part of an estate, are vacant, or have become a burden for the owner.
What happens if I accept your offer?+
Once an offer is accepted, the paperwork is prepared and sent to the lawyers. The transaction then closes on the agreed-upon closing date.
Do I need a realtor?+
No. We purchase properties directly from homeowners, so there is no requirement to list the property with a realtor.
